Role Overview

You will use your experience as qualified surveyor to ensure that Enham Trust’s property portfolio is managed in an appropriate legal and regulatory compliant manner. You will be able to engage with a wide variety of individuals and explain your specialist work in a way that is accessible to them. You will ensure that services provide value for money. You will be empathetic to the needs of all customers including those with disabilities or vulnerabilities. You will have a proven track record of leadership and a strong commitment to customer satisfaction.

Occasional travel may be required across the region.

What you will be doing

Operational

  • Provide the lead technical advice on all property matters to Enham Trust including making recommendations on policies for all areas of maintenance and property work, which take account of legal and regulatory requirements, good practice within the social housing sector, value for money and where appropriate undertake customer consultation.
  • Overall responsibility for the day to day and out-of-hours maintenance service, including the supervision of the in house direct labour organisation which meets agreed targets. Undertake post inspection works as appropriate.
  • Plan and deliver regular programmes of cyclical works which ensure the on-going maintenance of Enham Trust’s properties, to maintain them in good condition and minimise future repair requirements
  • Plan and deliver programmes of major works on Enham Trust’s property, which are informed as appropriate by stock condition information. Ensure that Enham Trust has relevant stock condition information to inform its longer term investment decisions.
  • Undertake void inspection works to ensure that properties meet agreed standards manage necessary works so that voids can be re-let on a timely and cost effective basis.
  • Manage Enham Trust’s commercial and office property portfolio as both lessor and lessee. Where necessary lead negotiations on acquisition, renewal, extension and termination of leases including dilapidations. As requested help operational teams identify suitable premises for delivery of services.
  • Ensure Enham Trust’s transport service provides a legally compliant, safe transport service that meets both organisational and customer needs.
  • Ensure that Enham Trust’s central cleaning team clean all areas of the estate to an appropriate standard.

Quality

  • Ensure that you and your team keep up to date of all relevant legislations about Enham Trust’s physical environment (including but not limited to matters such as environmental requirements, health and safety legislation, COSHH, landlords requirements, landowners requirements and regulatory requirements).Ensure that all necessary checks are undertaken and appropriately recorded and reported.
  • Lead on systems management and improvement for all aspects of property. Ensure that systems support efficient collection of appropriate KPI data and customer satisfaction information. Advise on design of appropriate KPI’s.
  • Ensure that Enham Trust’s transport service provides legally complaint safe transport service which operates reliable systems for data collection and monitoring including customer feedback.
  • Ensure that Enham Trust has an appropriately qualified, skilled and insured group of contractors and suppliers able to offer professional, customer friendly value for money services. Ensure that appropriate metrics are in place to review their performance.
  • Working as part of the Senior Management Team across Enham ensuring matrix working with other operational and corporate colleagues

Finance

  • Development and delivery of budgets ensuring financial viability and sustainability of all services

People Management

  • Motivate staff teams and line manage team leaders to support them to achieve their potential in line with Enham Trust’s policies and objectives, to include management and completion of the Appraisal Process
  • Support teams through on-going monitoring, appraisal, training and development to in turn support their teams to deliver a high quality and seamless service to our learners and clients
  • Lead and motivate teams, line managing leads for various programmes, ensuring that your teams are achieving, if not exceeding their individual and contractual KPIs and targets
  • If required, support and manage any volunteers in accordance with volunteer guidelines.
